SINGLE-FAMILY HOUSE GREGAL 03 ORBA (ALICANTE)

FOUNDATION

It will be built on a strip foundation of reinforced concrete. When necessary, there will be initial levelling with HM-15 concrete to cover gaps and crevices, then HA-25 reinforced concrete and corrugated B-400S steel bars will be placed on top, according to project indications.

STRUCTURE AND FLOOR SLAB

The house structure and floor will comply with the indications from the Project Management:

The load-bearing walls will be made up of 40x20x20 concrete block structural masonry walls, made with cement mortar reinforced with steel rods and HA-25 concrete. Pre-stressed concrete double joists will be placed on doors and windows.

Suspended and intermediate floors will be flat and will be formed by self-supporting concrete joists and expanded polystyrene top slabs.

The roof slab will be flat and formed by self-supporting concrete joists and expanded polystyrene top slabs, with the latter being composed of two parts:

Flat roof: Formed by a layer of cellular concrete for the formation of slopes on a vapour barrier adhered with a torch over a primer, and which will be spread out on the clean surface of the floor. The concrete layer will be finished with a layer of cement mortar with a minimum thickness of 2 cm, on which a 4 kg/m2 asphalt sheet will be placed. It will be finished by means of a thermal insulator formed by 15 cm thick sheets of high density extruded polystyrene thermal insulation, according to the project, and finished with a roughly 15 cm thick layer of gravel.

Sloping roof: Sloping roof with curved tiles. It will be made of small partitions with 16 cm thick mineral wool thermal insulation arranged in between them. The gable will be composed of ceramic tiles, with regulation mortar layer on these and a waterproof membrane, then the protective membrane mortar and, finally, the installation of curved tiles.

The floor slabs will rest on the walls by means of U-shaped ring beams that will consist of an electro welded, solid concrete beam. Waterproofing materials will be placed between the beam and the slabs to avoid damp. All the slabs will have their corresponding compression layer formed by negative, mesh and HA-25 concrete reinforcements.

MASONRY

A sheet of asphalt fabric will be placed between the first row of blocks and the foundation to prevent rising damp. The exterior walls will be composed of a 20 cm thick block wall, which will be attached to a high density thermal insulation sheet made of mineral wool, 8 cm thick and protected by means of waterproofing paste and the block walls and, finally, the cladding with a 7 cm thick brick wall.

The outer part will be lined with two coats of fine cement mortar. The interior partitions of the house will be made with 7 cm thick ceramic bricks. According to the exterior infographics that are attached, it will be externally faced with natural stone look tiles in the area designed for the terrace and swimming pool.

CEILINGS AND INTERIOR PLASTERING

The ceilings throughout the house will be finished with smooth plaster or gypsum plaster, at the discretion of the Project Management. The plaster in the interior will come from plaster projection machines.

SURFACES AND TILING

The Project Management recommends that the surfaces in the house, whether exterior or interior, have the same tones earth tones or greys and ceramic stoneware, at a cost of €20.00/m2.

As for bathrooms and kitchen tiles, The Project Management recommends that the combinations chosen should be within the decor and colour ranges chosen on the interior surfaces, at a cost of €20.00/m2.

INTERIOR CARPENTRY

Plain white lacquered hinged doors except for the veranda access door that will be sliding doors; the wardrobe fronts will have white lacquered hinged doors.

EXTERIOR CARPENTRY

This will formed by aluminium carpentry with interrupted thermal bridge and double-glazed low emissivity glass, with a thermal transmittance of 2.16 W/m2K, solar factor of 0.58 and made of stainless steel. Carpentry for bedrooms shall have roller shutter boxes. All the carpentry will be prepared for glazing using glass with a 6 + 6/8/5 composition and rubber or silicone sealants for tightness.

KITCHEN

It includes kitchen furniture, granite bench, ceramic hob, electric oven, decorative extractor hood, drainer and sink taps valued at a total of €3,800. In the event that the customer exceeds the abovementioned amount, they will pay it as an extra to the property developer. Also includes a water inlet and drain for the dishwasher.

ELECTRICITY

Electrical installation according to current regulations and premium brand design mechanisms. Sockets for TV connection, radio and telephone in living cum dining room and master bedroom.

PLUMBING

Recessed installation with cross-linked copper or polyethylene pipes of various diameters, stop cock in each wet area and locking key for each appliance. Solar domestic hot water production consisting of a collection system formed by a solar panel connected to an accumulation system involving a hot water storage tank interconnected to a 110 litre electric heater. Two taps will be left on the outside of the house, one in the pool area and another in the access area from calle Gregal.

The air conditioning system will involve high-quality and individual inverter multisplit systems. Sanitary ware will be by the ROCA brand, toilets and bidets will be Gap Suspendido models, as well as 80 cm or 100 cm bathroom furniture by a brand still to be chosen by the Project Management, and shower areas will have synthetic slate with a colour to be chosen by the customer

PAINT

Top quality plastic and waterproof paint on exteriors, the interior also being plastic of the highest quality, both in white.

POOL

The pool size will be 7x3.5 m, with high quality tiles and inlayed so it is flush with the house’s terrace surface.

MISCELLANEOUS

The handrails around the pool will be formed by a metal profile anchored to the floor with glazed panels that will protrude and form the rails.

PLOT AND SITE CLEANING

The house will be delivered in a perfect state of cleanliness, all kinds of waste being removed from the work, leaving sanitary ware and tiles free from paint, i.e. in optimal conditions for immediate habitability. The plot will also be delivered free from debris and materials. The exterior access wall and the entire plot will be finished with pedestrian entrance gates or vehicle access. The finish for the garden area to be chosen by the customer will be in addition to the sale price of the house.

NOTE

The company reserves the right to modify these specifications for technical or legal reasons, or at the discretion of the Project Management, and to change the materials for others of an equivalent or superior quality level. Any information that the buyer wishes know, according to Royal Decree 515 of 04/21/89, is available to the customer at our central offices.
